What exactly is the IEE?

The Building Evaluation Report (IEE) is a technical document that details the "health status" of a property. It is not limited to just the structure; it evaluates three fundamental pillars: building conservation, compliance with current accessibility regulations, and its level of energy efficiency.

Why is it mandatory to complete it?

Mainly for safety and maintenance reasons. The law requires this report to guarantee that buildings are safe places to live and do not pose a risk to pedestrians. Additionally, having a valid IEE is an essential requirement for applying for public renovation subsidies or carrying out sale and rental transactions.

When must it be submitted?

General regulations establish that residential buildings over 50 years old must pass the IEE, although some Autonomous Communities or City Councils may reduce this timeframe. Once completed, the report is valid for 10 years. If you are not sure whether your building is due this year, I can check it for you with no obligation.

Why trust us with the IEE of your property?

1

Much more than an administrative procedure

Our goal is for the community to gain in safety and value with a service based on clarity and technical rigor.

2

Comprehensive management

We handle the entire process, from the technical site visit to the official registration of the report, so that the community or property manager doesn't have to worry about the paperwork.

3

Long-term savings

A thorough inspection today detects minor issues before they turn into urgent, costly repairs tomorrow.

4

Regulatory clarity

We translate legal requirements into clear, understandable language. You will know exactly what condition the building is in and what steps need to be taken, without unnecessary jargon.

5

Full regulatory compliance

A building with an up-to-date and well-executed IEE (Building Evaluation Report) maintains its market value and guarantees peace of mind for its owners.

6

Commitment and proximity

As building engineers and technical architects, we handle every project personally. We will be available to answer any questions that may arise during or after the inspection.

More than just paperwork, the IEE is a guarantee for the future of your property. Complying with regulations has never been so simple.

FAQ's

The IEE (Building Assessment Report) is the modern equivalent of the ITE. While the ITE focused almost exclusively on structural safety, the IEE includes three mandatory sections:
- State of conservation: Structure, facades, roofs, and installations.
- Accessibility: Assessment of whether the building meets requirements for people with reduced mobility.
- Energy Efficiency: Energy performance certificate for the entire building.

In the Balearic Islands, the general schedule sets the following milestones:
- Buildings over 50 years old: Mandatory submission of the full IEE.
- Buildings between 30 and 50 years old: In many municipalities (such as Palma or Marratxí), a partial report focused on conservation is required.
- Public subsidies: Mandatory if the community of owners wishes to apply for grants for renovation or energy improvement.

Once the first inspection is carried out, the report is valid for 10 years. After this period, a new assessment must be conducted to update the condition of the property.

It can only be drafted by competent, registered professionals, generally Architects or Technical Architects (Quantity Surveyors / Building Surveyors). The professional must carry out a mandatory in-person visit to the property.

If the professional detects serious or very serious deficiencies:
- The necessary remedial works are specified.
- The property owners must apply for the corresponding building permit.
- Once the repairs are completed, the professional will issue a Certificate of Completion to obtain definitive approval.

Non-compliance is considered an urban planning infringement. Depending on the municipal ordinance (for example, in Palma), fines can range between €600 and €1,500 for each dwelling or commercial unit in the building.

Once completed and signed by the professional, the report must be submitted to the Town Hall where the building is located. Currently, most municipalities in the Balearic Islands require electronic processing through their digital administrative portals.
